Also, the decision to hold classes in the traditional way has not been fully confirmed. If this is confirmed, people will be forced to come to rent a house after mid-September. There are students who come to Baku with their parents. But they can't come now because the roads are closed. All this affects the rental housing market. If the exact date is known, the influx of students to the city will begin. This will have a serious impact on housing prices.

According to Farzaliyev, the demolition and replacement of expired buildings with new ones in accordance with the decree of President Ilham Aliyev since 2016 has affected the rental market: “Some 4- and 5-storey buildings were gradually demolished, while others must be demolished. When buildings are demolished, cheap rental apartments leave the market. Residents of that building were also forced to rent until a new building was built. The apartments rented by these residents have been at their disposal for at least two years. The problem here is the low-cost housing, where students are injured. Students were also interested in small courtyard houses near universities. But because these houses were demolished, they were forced to go to the outskirts of the city. "
